Groundswell Real Estate Investments, LLC (“Groundswell”) is an opportunistic commercial real estate platform founded in 2017 by J. Patrick (“Pat”) Galvin and Daniel A. Traylor in partnership with the Traylor family. Groundswell represents a natural progression of growth from Pat’s extensive experience in developing institutional CRE and from the Traylor family’s roots in residential land investment through its Columnar affiliate into a fully diversified real estate investment platform.
Groundswell focuses on the acquisition, development, repositioning and management of income producing value-add real estate in the Western U.S. and in Sunbelt states. With an active geographic presence in California, Texas, Florida and North Carolina, Groundswell is equipped to source and execute uncommon, off-market transactions through extensive industry relationships, and to position each investment for success.
Groundswell identifies investment and development opportunities on a deal-by-deal basis in partnership with like-minded family offices and high net worth individuals. Traylor Capital, LLC, an investment affiliate of the Traylor family, typically provides lead limited partner investment for each Groundswell transaction. Together with our investment partners, we seek superior risk-adjusted returns with an eye toward opportunistic, contrarian deployment of capital.
Groundswell’s executive management team has extensive experience in the investment, development and management of most institutional CRE product types, including office, industrial, apartments, retail, student housing, condominium and residential and mixed-use land developments in various Sunbelt states, including California, Arizona, Utah, Nevada, Colorado, Texas, Florida, and North Carolina, as well as in numerous other U.S. states. The common denominator in our collective experience is a strict adherence to value investing principles.
